Money, time and how the work runs
Do you give a fixed price, or is it charged as the work goes?
Fixed price. The quote is calculated from the drawings, usually from your architect or designer, and the number you are given is the number you pay. No day rates and no running meter.
How long does a renovation take?
A kitchen takes about a month. A bathroom, about a month. A whole house depends on its size and runs from around five months to a year. Every job moves through the same phases, demolition, building, installation, closing, then detailing, so you always know which stage you are at.
Who handles the permits?
We do, together with the architect. If you do not have an architect or designer yet, we can introduce you to one. Permits take time and they are often the longest part of a project, so the earlier they start the earlier the building does.
Do you work with my architect, or bring your own?
Either. If you already have an architect or designer, we work with them. If you do not, we bring our own.
What guarantee do you give?
Every trade carries its own written guarantee, carpentry, plastering, painting and installations each separately, and you get the full list before the work starts.
Can we keep living in the house during the work?
Often, yes, and it depends on the house. If there is a second bathroom while the first is being renovated, staying is usually fine. Before anything starts the contract sets out the working zone, where the team works, where you do not, and what needs moving out of the way. That is for your safety and the team's, and so nothing of yours gets damaged. Within that, we are flexible.
What is the smallest job you would take on?
A bathroom or a kitchen. Those are jobs we like, so they are never treated as too small.

What does SFFTODAY actually do?
SFFT is a multidisciplinary contractor based in Amsterdam, delivering residential and commercial renovation from concept through to final delivery. That means one contractor managing the whole job, planning, coordination between trades, execution and handover, rather than you holding together a list of separate specialists.
Where do you work?
Amsterdam and the surrounding area first: Noord-Holland, Almere, Alkmaar, Den Haag, Rotterdam and Utrecht. Beyond the Netherlands there is an established presence across eighteen European countries, and projects have run in Paris and Vienna as well as at home.
What trades do you have, and what gets subcontracted?
The team covers design and engineering with architects, interior designers and structural engineers; technical systems with electricians, plumbers, heat pump, air conditioning and WTW/LBK ventilation, solar and roofing; craft and finishing with carpenters, custom woodwork, tilers, decorative stucco and premium joinery; and structural work with foundation, concrete and scaffolding specialists. That range is what allows a complex renovation to be run as one project rather than several.
Do you work on listed and heritage buildings?
Yes, including UNESCO-protected monuments. Heritage conservation is a specialism, not a sideline. Recent work includes a window renovation on a protected canal house in central Amsterdam, where the heritage requirements set the method for the whole job.
Can you handle the sustainable and energy side?
Yes. Heat pumps, solar and storage, WTW and LBK ventilation and smart-home automation, installed by certified specialists and designed in from the start rather than added at the end. Sustainable, self-sufficient building concepts are part of the standard offer.
Do you make kitchens and built-in furniture yourselves?
Yes. Bespoke kitchens, wardrobes and built-in cabinetry are manufactured to millimetre precision, alongside custom woodwork and high-quality French windows. Material supply is handled too, so the joinery is matched to the rest of the build rather than ordered around it.
Do you take on commercial work as well as homes?
Yes. Restaurants, commercial kitchens, offices, retail and professional spaces, as well as private houses and apartments. Clients include private homeowners, real-estate developers, property investors and international partners.
Who do I deal with during the project?
Jozef, throughout. He manages the work from planning to handover, coordinates between trades, supports the crew on site and solves problems early. One point of contact from the first drawing to the final key.
